Precast

Precast concrete is the process of creating a construction product (a pillar, column, beam or wall) by casting concrete in a reusable mould or "form" which is then cured in a controlled environment, transported to the construction site and lifted into place. Precast and offsite construction technologies are inherently appealing to clients since it delivers highly complex structures in half the time, with no compromise in quality and provide better ROI when compared to conventional construction. Most importantly, it meets the most crucial cost benefit for a developer - the timely completion of the project. Despite being fairly new to India, the demand and appreciation for precast technology is rapidly gathering pace.

Sustainability

  • - Sustainability is meeting the needs of the present generation without compromising the needs of future generations. In other words, sustainability is our capacity to endure - as an industry, as a society and as people. We do this by making the most of our resources and by recycling and reusing materials whenever possible in a responsible and efficient manner.
  • - Precast, prestressed concrete building systems offer a host of inherent sustainability benefits both during the construction process and long after the building or structure has been completed. Through thermal efficiency, recycled content, local materials, minimal waste and more, we help enhance each building’s sustainability and assist in contributing to LEED® points, Energy Star ratings, Green Globes TM assessments and ASHRAE standards. The embodied energy of a building is equal to all the processes associated with creating that building. From the mining of raw materials to manufacturing, transportation and installation, Janaadhar incorporates a number of practices in order to help minimize the embodied energy of each project we work on.

Offsite Manufacturing and Minimal Waste

  • - Offsite manufacturing takes the building process away from the physical site and into a controlled factory environment. It is possible to manufacture more than 80% of a building offsite using our technology; entire building components such as columns, beams, hollow core slabs, wall panels, staircases, windows, doors, bathroom units and facades are manufactured in our factories, in a controlled setting before they are installed. Given its assembly line and automated processes, offsite manufacturing can ensure time savings of up to 50% and cost savings of up to 30%. These savings come from the reduced need for preparatory work onsite, opportunities for clients to make quicker rental returns and reduced interest payments for investors. Offsite manufacturing has several distinct advantages
    • - Increase in efficiency and predictability is a major one since the process is the same each time, meaning that speed of completion increases and yet quality remains at its highest.
    • - Optimal use of raw materials during the process of construction, as everything is built as per pre-approved specifications.
    • - Wastage of resources during the manufacturing phase at the factory and the installation phase at the building site is reduced to a minimum since each structure is customized.
    • - As India rushes to climb the economic development trajectory, offsite construction & technology based manufacturing is here to stay.
  • - Since precast concrete building systems are manufactured in a controlled environment, we minimize building material waste along with construction site noise and dust. Typically less than 2% waste is created and up to 95% of that waste is reclaimed and/or recycled into other products.
  • - Water Recycling and Aggregate Reclaiming: Closed circulation based curing hot water curing system and recycling of water and reclaiming of aggregates is followed at most of our sites and precast plants.
  • - A typical total precast building solution contains 25-35% recycled content. Of this, post-consumer content accounts for 20-25%, while pre-consumer content accounts for 5-10%.

Local and Regional Materials

  • - In the regional markets we serve, typically 80-90% of the materials are extracted, manufactured, delivered and installed within 100 – 500 kms of all project sites.
  • - Reduced Materials: Integrated design allows for a substantial reduction in material consumption. For example, a full bed depth brick utilizes five times the raw material of thin brick. The integrated design utilizes less material, costs less, is extremely durable and it can provide aesthetically pleasing architecture.

The Bottom Green Line

  • - Everyone has their own unique set of motivations for incorporating sustainability into their buildings. Some are following codes. Others are following trends. While others still are leading the way for new and innovative initiatives. One thing connects them all, and that’s the appreciation of the significant cost benefits that can be achieved across the life cycle of the building. Much of this savings comes from the fact that concrete has the ability to store energy and dampen the effect of temperature change on heating and cooling systems. This is known as Thermal Mass Effect. The cost benefits to owners include:
    • - Long-term energy savings – less energy to heat or cool a structure
    • - Smaller investment in HVAC equipment
    • - Off-peak energy used due to lag in peak demand
  • - The use of this manufacturing processes, ideology and environment in construction, creates significant efficiencies and reduces wastage. The process allows for more control over the final product as well as greater efficiency and speed of delivery, while keeping the final product at the highest quality.
